What does an industrial broker actually do? 

The Ascend Industrial Team at SVN | Real Estate Associates is here to provide our clients, whether they are buyers, sellers, tenants, landlords or long-term occupiers with services critical to meeting their industrial real estate requirements. We focus on industrial real estate every single day. We do this so that our clients, who are building their companies, growing their non-profit organizations or trying to make the best decision for their investment properties, do not have to dedicate their time to learn the business the way we already have.


Seller Representation

We work with our seller clients to help them achieve the highest sale amount possible in the shortest period of time. We firmly believe that the best way to accomplish this is to widely market the property to the greatest pool of potential buyers and their agents. This is truly where price discovery takes place, as opposed to the unsolicited offer where money is almost always left on the table, or the listing that is held closely by sales brokers not looking to cooperate and share fees. Some of our work includes, but is not limited to, producing a detailed and market-informed broker price opinion, focused and clear marketing of the property through multiple sales channels, guided property tours, solicitation of offers, review and discussion of offers and counter-offers, thorough review of all purchase and sale-related agreements*, assistance with buyer’s due diligence and preparation for closing.

Landlord Representation

We work with industrial property owners to lease space in their buildings, from small flex bays to larger industrial floor plates. We use our extensive market knowledge and expertise to advise landlords on current market conditions, review strengths and weaknesses, and recommend opportunities for improvements to both enhance asset value and best position the property for tenancy. For landlord representation assignments, our work includes focused and clear marketing collateral for brokers and tenants, guided property tours, tenant screening, review and discussion of RFPs, proposals and counter-proposals, thorough review of the lease agreement* and finalizing all lease documents. We often assemble a team of professionals to help facilitate the deal including commercial real estate attorneys, architects and general contractors.

Buyer Representation

We represent clients in the purchase of industrial buildings and land. Identifying properties appropriate for our clients’ requirements is an important component, but only part of what we do. We provide our clients with a financial analysis of the identified property or properties, negotiate deal terms and manage an organized due diligence process to help mitigate client risk and identify any challenges to completing a transaction. We have also been successful identifying off-market opportunities for several of our clients, an invaluable service when markets are tight and suitable properties are difficult to find.

Industrial Tenant Representation

There are many times when purchasing is not an option - early in the lifecycle of a company with expected growth or when capital put into property ownership is better deployed to other parts of the business, for example. We represent tenants in identifying industrial opportunities in the market suitable for both their short-term and long-term business needs. This also involves soliciting lease proposals and analyzing them against each other and against the greater market. We negotiate favorable deal terms, review lease documents* and help coordinate service providers such as architects and general contractors necessary for review, design, cost analysis and construction of space modifications.

Consulting

We can tailor hourly or flat fee consulting services based on specific needs. These may include broker price opinions for informed decision making, market rental rate opinions, non-legal lease review, budgeting, refinancing packages, standard form lease preparation and more. Property Management

Our property management services, through SVN | Real Estate Associates, ensure the smooth and efficient operation of your commercial real estate assets. We handle tasks such as tenant relations, rent collection, TICAM reconciliations, property maintenance, and lease administration, so that you can focus on higher level work and avoid spending your resources on these time-consuming efforts.
